I moved out of a one-bedroom in Binjiang last week and the handover was mostly calm, but the deposit return has been slower than the lease wording suggests. The contract says the landlord should return the balance within seven working days after utility deductions are confirmed. The agent is asking me to wait until the next property management billing cycle, which would push it close to a month.

I kept photos from move-in and move-out, paid the final water and power bills, and asked for a written deduction list. So far the only confirmed deduction is a small cleaning fee that I already agreed to. Has anyone had success getting the agent to treat the lease timeline as binding without turning the conversation hostile? Ask for the deduction list and the transfer date in the same message. When I did that in Chengdu, the agent stopped giving broad replies and sent the payment the next morning. I kept the tone boring and factual: final meter photos attached, accepted deduction listed, please confirm the bank transfer date.

If the lease names the landlord rather than only the agency, copy the landlord into the message. Property agents sometimes delay because they are waiting on internal settlement, but the landlord may not realize the tenant is being asked to wait beyond the written term.
